1. Introduction
Welcome to Metro Sunset Villa ("we," "our," or "us"). These Terms & Conditions govern your use of our website (metrosunsetvilla.com), your booking of accommodation, and your stay at our property in Chikkamagaluru, Karnataka.
By making a reservation, confirming a booking, or staying at Metro Sunset Villa, you agree to be bound by these Terms & Conditions. If you do not agree with any part of these terms, please do not proceed with a booking.
2. Bookings & Reservations
All bookings are subject to availability and confirmation. A reservation is only confirmed once we have received the required advance payment and issued a written confirmation via email or WhatsApp.
Booking Terms
- Advance Payment: A minimum advance (typically 50% of the total tariff) is required to confirm your booking.
- Rate Confirmation: Tariffs are subject to change without notice until booking is confirmed. Rates may vary during peak season, weekends, and holidays.
- Booking Reference: Please quote your booking reference number in all communications.
- Third-Party Bookings: Bookings made via Booking.com, Airbnb, Agoda, or HyattStay are also subject to those platforms' terms.
3. Check-in & Check-out
To ensure a smooth experience for all guests, please adhere to the following timings:

4. Identification & Registration
As per Indian government regulations, all guests must present a valid government-issued photo ID at the time of check-in. Accepted IDs include:
- Aadhaar Card
- Passport (mandatory for foreign nationals)
- Driving License
- Voter ID Card
Foreign nationals must provide a valid passport and visa. We are required to maintain a guest register as per local laws. Failure to provide valid ID may result in denial of check-in without refund.
5. Payment Terms
We accept payments via UPI, credit/debit cards, net banking, and bank transfer. All payments must be made in Indian Rupees (INR).
- Advance: 50% of total tariff required to confirm booking.
- Balance: Remaining amount payable at check-in.
- Taxes: Applicable GST and other taxes are included unless stated otherwise.
- Payment Gateway Charges: Any transaction fees charged by payment gateways are non-refundable.
6. Cancellation & Refund
Cancellations and refunds are governed by our Cancellation & Refund Policy. In summary:

7. Guest Responsibilities
To ensure a pleasant stay for all guests and to protect the property, we kindly ask you to observe the following:
- Respect Quiet Hours: Please maintain silence between 10:00 PM and 7:00 AM.
- Care for Property: Any damage to furniture, fixtures, or property will be charged to the guest.
- Conserve Resources: Please turn off lights, fans, and AC when leaving your room.
- Supervise Children: Parents are responsible for the safety of their children at all times.
- Report Issues: Please inform us immediately of any malfunction or concern.
8. Prohibited Activities
The following activities are strictly prohibited at Metro Sunset Villa. Violation may result in immediate eviction without refund:

- Consumption of illegal substances
- Loud parties, music, or events without prior approval
- Pets (unless pre-approved in writing)
- Unauthorized commercial photography or videography
- Bringing outside guests into rooms without registration
9. Liability & Safety
Metro Sunset Villa is not responsible for loss, theft, or damage to personal belongings. Guests are advised to use the in-room safe or secure their valuables.
Safety Notes
- The property is located in a hilly region — please take care while walking on slopes, steps, and trails.
- Bonfires and outdoor activities are supervised by our team — please follow all instructions.
- Please do not venture into restricted or plantation areas without guidance.
- In case of medical emergency, we will assist with arranging transport to the nearest hospital.
10. Force Majeure
Metro Sunset Villa shall not be liable for any failure or delay in performing its obligations due to events beyond our reasonable control, including but not limited to natural disasters, floods, landslides, government restrictions, pandemics, strikes, or power failures.
In such circumstances, we will make reasonable efforts to offer alternative dates or a credit note at our discretion.
11. Intellectual Property
All content on this website — including text, images, logos, graphics, and design — is the property of Metro Sunset Villa and is protected by applicable copyright and intellectual property laws. Unauthorized use, reproduction, or distribution is strictly prohibited.
12. Governing Law & Disputes
These Terms & Conditions shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts in Chikkamagaluru, Karnataka.
13. Changes to Terms
We reserve the right to update or modify these Terms & Conditions at any time without prior notice. Any changes will be posted on this page with an updated revision date. Your continued use of our services after changes constitute acceptance of the revised terms.
